In considering an applicant for residency, four personal categories will be carefully reviewed.  Approved applicants will meet the following criteria:

1.  Gross income per applicant must be three times the amount of rent.  If not verifiable by employer, we require a copy of the previous year's tax return/W2 or the past six months of paycheck stubs or bank statements.

2.  Applicants must have verifiable current employment and three years employment history or a verifiable source of income.  School will be accepted as an alternative, provided it can be verified.

3.  Each applicant's credit report will be processed.  All accounts must be in good standing with all creditors.

4.  Two years total verifiable rental history.  The applicant may  not have any unresolved debts to a previous landlord/mortgage and must comply with all terms of the lease/contract and community policy.

5.  A criminal background check is required.

In the event that a co-signer is permitted, they must meet all income and qualifying criteria. A co-signer will be fully responsible for the lease if the occupying resident defaults. Co-signers are not permitted in the event of unsatisfactory credit or unsatisfactory criminal history.

A good faith deposit of $400 is required and must be paid in full at the time of application. In the event applicant cancels after 72 hours, the $400.00 deposit will be forfeited. If the application is accepted, this deposit will be applied toward payment of security deposit of $150., the remaining $250 is non-refundable. If Management denies the application, the deposit will be refunded.  No more then two occupants per bedroom in each floor plan.  Roommates must qualify individually, each is fully responsible for the entire rental payment and each must execute the lease and all addends.

Two vehicles will be permitted per apartment home.  Boats, trailers, commercial vans, campers, jet skis and motorcycles are not permitted on the property at any time.  If this particular vehicle is your main form of transportation, a garage will need to be rented.  Vehicles before 1990 may not be allowed.

Pets are prohibited except within the following restrictions. Pet agreement must be signed, (1) per apartment, pet may not exceed 50 lbs.

 

This property does not discriminate on the basis of race, color, religion, sex, disability, familial status or national origin.  Applicants for apartment homes will be accepted on a first come, first serve basis and subject to the availability of apartment type requested.  Rental applications are to be completed by each applicant.  Any omissions or falsifications may result in rejection of application or termination of a lease.  A driver's license or other legal photo ID will be required for identification and a copy will be retained in the lease file.  All applicants must be a minimum age of 18.
